Delivering a lasting social and environmental legacy

Build Beyond

Build Beyond represents TSL’s approach to ESG. Our goal is to build beyond industry standards, beyond client expectations and beyond community requirements, to create bespoke, state of the art, sustainably-built facilities across the world.

We are innovators and pioneers of change, trusted by our clients to solve problems and provide ground-breaking solutions.

Our proven formula for success optimises speed, sustainability, and efficiency. Undeterred by the challenge of actioning ESG topics, we are focused on delivering tangible change.

As part of the development of our ESG strategy, we spoke to a wide range of stakeholders across our international business to form a plan that championed TSL’s entrepreneurial spirit. We are proactive enablers of industry change. Our results demonstrate that we are building future-proof solutions that contribute to a more resilient built environment.

“At TSL, we’re proud to be delivering the new environments to power the fourth industrial revolution. In doing so, we take our commitment to building sustainably and responsibly very seriously. We will ensure our projects leave a positive environmental and social legacy for communities across the world.”

Sustainable Construction

TSL continues to strengthen its in house expertise and capabilities in sustainable construction. Over the past year, our team successfully delivered eight BREEAM - certified projects, including two rated 'Excellent' and four rated 'Very Good', along with two LEED Gold certified builds.

Standout achievements over the last year included:

A record - breaking 97.8% BREEAM score the highest for a logistics building recorded in the UK.
Our Gravelly project achieved an outstanding score of 90%.

Sustainable construction remains a core focus for us and we continue to invest in the  team’s knowledge and resources to deliver BREEAM, LEED, WELL and GREENSTAR projects.

Across our international footprint, TSL continues to push boundaries in material  efficiency and sustainable sourcing. One notable project includes a shell and core  building where approximately 80% of the warehouse frame steel was sourced from  Electro Arc Furnace (EAF) and XCarb green steel, significantly reducing embodied  carbon. We recognise the importance of low-carbon steel in reducing embodied  carbon and are actively strengthening relationships with key suppliers and  subcontractor partners to secure access for future projects.

We remain committed to fulfilling planning obligations related to landscaping and  planting, embedding high-quality green infrastructure into our developments. Our  approach to biodiversity net gain is focused on delivering measurable enhancements  within the site boundary, maximising ecological value through integrated, location- specific design solutions such as a project in the Midlands, UK where we achieved  11.94% net gain on site despite challenging conditions.

Delivering Social Value

We recognise that our role extends beyond constructing exceptional buildings  and infrastructure. Our social value policy encapsulates our commitment to  advancing social, economic, and environmental sustainability. It is founded on  the belief that a company’s success is intricately linked to creating positive and  lasting impacts, advancing the communities in which we operate within.

Social mobility is also core to our identity and central to how we grow and shape our business. We are committed to creating pathways for individuals from all backgrounds to thrive, and we continue to employ, support, and develop talent at all levels within the organisation. Over the past year, we have welcomed several interns, providing valuable experience to those who may not have otherwise had access to such opportunities.

As part of this commitment, we have also established a strategic partnership with Career Ready in the UK. Through this initiative, our team members serve as mentors, delivering one-to-one mentorship and we also provide students with structured, paid work experience placements across our project teams and central business functions.

This partnership reflects our long-term investment in breaking down barriers and supporting the next generation of industry professionals. We were also pleased to support more young people with a range of paid work experience placements during the year in addition to those participating in the Career Ready scheme.

Selected ESG Accreditations

Considerate Constructors Scheme
We continuously strive for an ‘Excellent’ or ‘Outstanding’ score on each of our projects. Below is an example of a recent project with a CCS score of ‘Excellent’.
BREEAM UK
The many projects that have been awarded ‘Excellent’ and above are the result of detailed and precise planning from concept design through to construction. This aims to reduce embodied carbon, invest in energy efficiency and prioritise sustainability.
Planet Mark
We have joined a third-party scheme to verify our decarbonisation journey. We seek to go beyond our words and take action. Planet Mark provides business certifications to help companies track and reduce their carbon footprint every year. Priding ourselves on being honest and open, we want to be held to our promises and make real progress. This baseline of emissions broken down by the component parts, helps us identify where we can make immediate and impactful carbon reductions.  Our certification with Planet Mark will help us accelerate our strategy to reach net zero.
Additionally , TSL has successfully retained its ConstructionLine SSIP Gold status, social value certification and Acclaim SSIP certification.

Key Charity Partner

Cancer Research UK
TSL is passionate about fundraising for good causes. We provide various fundraising activities on our sites including PAT testing and Face Fit Testing services in return for a donation to Cancer Research UK.
European Metal Recycling
We also work with European Metal Recycling, who provide discounted metal skips to our projects. They then purchase this scrap metal from us, and all proceeds received are donated to charity.
Lighthouse
The safety and wellbeing of our whole team is our number one priority. That’s why Lighthouse’s aim of providing emotional, physical and financial wellbeing support to construction workers and their families is so important to us.Not only are we recognised on the charity’s wall of fame, but we are also supporters of their important ‘Help Inside the Hard Hat’ mental health campaign.

Governance

Our leaders, management, ethics and policies ensure that TSL remains honest, open and compliant. We have implemented good governance programmes covering supply chain partnerships, corporate ethics, management systems, anti-bribery and corruption, disclosure and reporting, as well as policy compliance.
